of outside subcontractors and operates it’s own wholesale
lumber company. As a result, the company has ultimate control
over the quality of its work and the ability to construct Custom
Estate Homes in less than a twelve-month period or in substantially
less time than some of its competitors.
In addition, HLXH presently owns a dealership for panelized homes
from The Barden and Robeson Corporation, headquartered in Tully,
New York. This relationship allows Hamptons Luxury Homes to participate
in a market that provides homes for working class families within
the company’s marketing area, while maintaining the high
standard of quality it is known for.

HAMPTONS LUXURY HOMES, INC. (HLXH)
OFFERS SEVEN PRODUCTS AND/OR SERVICES AS FOLLOWS:
HLXH offers three levels of homes: Custom Estate Homes, Semi
Custom, and Standard.
Custom Estate Homes
Hamptons Luxury Homes, Inc. is America’s premier builder
of custom estate homes. We offer our custom estate homes under
the brand name “Custom Estate Homes by Telemark, Inc.”.
The term custom estate home means that all trim, windows, doors,
cabinetry, millwork and finishes are custom designed and hand
crafted for that home, they cannot be purchased, off the shelf
at building material suppliers. Using a comparison from the automobile
industry, the home is a “Rolls Royce”. Two thirds
of all homes built by HLXH are custom estate homes with construction
cost starting at $650.00 per square foot.
There are five ways a client will be able to purchase a HLXH “Custom
Estate Home by Telemark, Inc:
1.) We sell them a completed
estate that has been constructed for sale in our land banking
fund;
2.) We build them a custom estate home on land owned by our land banking fund
using one of our designs;
3.) We build them a new estate home on land that they own using one of our designs;
4.) We build them a new estate home on land that they own using their design
and our standards;
5.) We renovate their home to their specification and our standards. |
Semi Custom Homes
HLXH produces a semi custom home that mixes materials supplied
by building material suppliers with custom items such as cabinetry
and trim. Although the craftsmanship is the same quality, the
home is a “Mercedes” not a “Rolls Royce.” One
sixth of the homes built by HLXH are semi custom homes with construction
cost starting at $300.00 per square foot.
There are four ways a client will be able to purchase a HLXH
Semi Custom Home:
1.) We build them a semi custom
home on land owned by our land banking fund using one of
our designs;
2.) We build them a semi custom home on land that they own using one of our designs;
3.) We build them a semi custom home on land that they own using their design
and our standards;
4.) We renovate their home to their specification and our standards. |
Standard Homes
HLXH provides a standard home that is built to a standard set
of specification with all materials off the shelf, supplied by
a building material supplier. Craftsmanship is still at HLXH’s
high standards the home is a “Chevy” not “Mercedes.” One
sixth of the homes built by HLXH are standard with construction
cost starting at $200.00 per square foot.
There are four ways a client will be able to purchase a HLXH
Standard Home:
1.) We build them a semi custom
home on land owned by our land banking fund using one of
our designs;
2.) We build them a semi custom home on land that they
own using one of our designs; 3.) We build them a semi custom home on land that they
own using their design
and our standards;
4.) We renovate their home to their specification and our standards. |
Estate Management
Hamptons Luxury Homes offers estate management service that fully
encompasses all management and maintenance requirements of a
custom estate home. We contract all services for the estate and
then present one monthly invoice that includes a management fee
of twenty percent. We assign each estate a project manager who
inspects the estate at least once a week to insure all maintenance
and repairs are completed to our standards. The project manager
is a single contact person and is just a phone call away if needed
by the owner.
Building Supplies
Hamptons Luxury Homes is a dealer for the Barden Home Packages.
Barden Homes includes a semi – manufactured panelized material
package that includes everything needed to complete the construction
of a new home with the exception of the trades. We market the
packages to our semi custom and standard home building divisions,
homeowners, architects, and other builders.
Custom Millwork
Hamptons Luxury Homes builds and markets custom millwork to our
custom estate home and semi custom home building divisions, homeowners,
architects and other builders. The millwork products offered
by us include but are not limited to furniture, trim, cabinetry,
built-ins, kitchens, bathrooms, paneling, windows, doors and
architectural millwork.
Consulting
Hamptons Luxury Homes offers consulting services to both homeowners
and commercial developers. These consulting services include
construction administration, owner representation, business model
planning, financial, and market planning. The consulting business
enables HLXH to explore and learn about new markets for a fee.
This enables market development to become a profit center rather
then an overhead expenses. A great example of this is our agreement
with Northway Island Associates. We started as the business consultant
to the developer of a NASCAR type racetrack and entertainment
complex and we are now considering other business opportunities
as the project develops. |
